Buyer’s Perspective

✓ I’d look past the newest listings. Homes that have been on the market for 30+ days may offer the best negotiating opportunities.

✓ I’d move quickly on the right home. Well-priced properties are still selling fast, especially those with premium lots or desirable upgrades.

✓ I’d compare value—not just price. With only a handful of resale sales each quarter, the median price doesn’t tell the whole story.

✓ I’d be patient—but not passive. More resale homes changed hands this quarter, but the best opportunities still move quickly.

Seller’s Perspective

✓ We’d price for today’s market—not last year’s. Buyers are still paying near asking price for homes that are positioned correctly.

✓ We’d invest in presentation before price cuts. Turnkey homes continue to command the strongest interest.

✓ We’d tell your home’s story. Premium views, upgraded yards, and thoughtful improvements still stand out.

✓ We’d make the first weekend count. Buyers remain selective, making strong presentation even more important.
