Aero Overview

Built by California West, Aero is a collection of detached three-story homes located across both the Village and Meadows Districts of 3Roots.

With three floor plans ranging from approximately 1,875 to 2,121 square feet, Aero offers 2–4 bedrooms, flexible living configurations, and attached two-car garages.

Resident Insights

• Aero spans two distinct areas of 3Roots. Homes are located in both the Village and Meadows Districts, so the setting and proximity to amenities can vary considerably depending on the homesite.
• Village District Aero homes are conveniently positioned near a main entrance to 3Roots, making it easy to enter and exit the community without traveling through much of the neighborhood.
• Wisdom Park is a short walk from the Village District homes. It’s one of the community’s most active gathering spaces, with a basketball court, play areas, open space, and frequent use by residents for evening walks and neighborhood events.
• The Village District location sits between two very different collections: Alta, 3Roots’ largest single-family homes, and Asana, a townhome collection.
• Meadows District Aero homes offer a different tradeoff. They are farther from the established Village amenities today, but are positioned within the newer Meadows portion of 3Roots as that area continues to develop.
• Some Aero homesites offer canyon or open-space views. View orientation varies by location within the collection, making the specific homesite an important consideration when comparing Aero properties.

Aero offers three distinct three-story floor plans, with Residences 1 and 3 offering varying bedroom and bathroom configurations. Layouts and certain architectural features may vary between homes.

• Residence 1 places a bedroom + full bath on the second floor, alongside the kitchen and main living areas.
• Residence 2 is the only Aero plan with a ground-floor bedroom + full bath, providing separation from the main living and upper-level sleeping areas.
• Residence 3 offers the most flexible-use space, with a game room/office on the first floor and a third-floor space configured as a bedroom, loft, or office.
• All three residences feature three-story living, making bedroom placement, stairs, and separation of spaces important considerations.
• Individual layouts may vary, particularly within Residences 1 and 3.
