I know—not exactly the most exciting topic. But it does shape how people buy and own homes… so here’s a quick update. Cue the anchorwoman voice 🎤 

California recently passed AB 1033, which allows local cities and counties to create rules letting homeowners sell ADUs (Accessory Dwelling Units) separately from the main home—similar to condos. San Diego is currently moving toward adopting this policy, which could open up new opportunities for both homeowners and buyers.

Supporters say it could:
• Increase housing supply
• Create more affordable entry points
• Give homeowners new ways to build equity Critics worry it could:
• Increase density
• Strain parking and infrastructure
• Shift the feel of single-family neighborhoods
• Add complexity (financing, HOA structures, shared utilities, etc.)
